The landlord or representative must be contactable.
Tenancy legislation requires that contact information for the landlord or their representative is available to tenants and updated whenever there is a change.
The landlord must provide the tenant with full contact details for themselves or their representative, including:
- Name
- New Zealand address for service
- Email address
- Mobile or telephone contact details
Where a landlord is absent from New Zealand for a period exceeding 21 consecutive days, they are required to appoint a representative within New Zealand for the duration of their absence.
Legal effect of appointment
For the purposes of the Act, any appointed representative of a landlord is deemed to hold the landlord’s rights and obligations. This ensures that all tenancy communications, notices, and obligations can continue to be managed without interruption.
